Kirkland Covered Outdoor Living Space

Sam and Joanne have a cute, petite rambler here in Kirkland – a prime location. The dual-height deck behind their home was dated and had deteriorated over time. It also had a barely functioning hot tub remaining from the previous owners. They love their location but wanted to maximize the use of all available square footage, inside and out. They approached McAdams Remodeling & Design to redesign their deck to give them more usable space while also making part of it functional year-round. The couple was well aware that this project had some inherent challenges. For starters, their backyard had a significant slope that would require significant engineering experience to move the plans through the permitting process. In addition, tying into an existing roof line requires specific expertise to ensure proper drainage is maintained to avoid future water damage.

The McAdams Remodeling & Design team got to work developing the perfect outdoor living space. A Nanawall door system replaced the traditional French doors.  On nice days these open into an approximate twelve foot open air space, creating one great room between their existing living room and the expanded outdoor area, which features a beautiful peek-a-boo view of the valley. After significant soil engineering and testing was performed and appropriately sized concrete pilings were installed for proper support, we installed one-level of Timbertek decking. The covered outdoor living area was tied into the existing roof using an increased pitch and a gable front to ensure appropriate height and proper drainage. There is a small, covered area just outside of the nana wall which provides the homeowners a protected walkway to the covered portion of their deck. It also features tongue-and-groove 1×4 vertical grain cedar, creating a beautiful interior ceiling along with a wall-mounted TV, heaters, skylights, and recessed lighting for optimal comfort and year-round use. Finally, the railing design was developed and built to match an existing fence that the couple had elsewhere on the property, with four-in-grid metal fencing framed with cedar boards.

Sam and Joanne are thrilled with their new outdoor living room, particularly since it essentially doubles their usable square footage and completely transformed their outdoor space.
