If you have a great location like our Juanita clients Sam and Jenny but need some extra space – a home addition may be just the ticket.

With their young girls growing as well as a one-year-old, they wanted a bedroom for each of their kids and a robust primary suite for themselves – something they did not currently have. Their lot size was great for the area, had sufficient outdoor space for both entertaining and the kids, and they were happy with their kitchen and living room. They both work from home and employed a nanny to watch their small children in their home during the day. When they approached McAdams Remodeling & Design with their needs, we got to work designing a solution that would help address their home’s limitations.

A third-floor addition met their desire for an all-encompassing primary suite, which we’ll cover in more detail in a future newsletter article. Here we will share that we extended the exterior setback front walls of the bedrooms on the second floor to be in line with the garage below. This small additional square footage made a big difference in increasing the overall size of the front two bedrooms and also created room for a larger hallway between them, which in turn created space for stairs leading to the third-floor primary suite. The prior primary bedroom could then be used for their third child. The size of one of the front bedroom closets was very petite, but with the added square footage created by the addition, space under the new stairway is now used for clothing and toy storage for that room. Finally, since the building codes had changed since their home had been built, we needed to upgrade the fire alarm system to include sprinklers in the main living space. The couple preferred that their wood ceiling not be altered, so Lead Carpenter, Mark, was able to run the pipes next to the existing beam and extend its width to hide the addition. The family is very happy with their home expansion and excited to see their children grow up in an improved, larger space.
